WHY SHOULD I SEAL MY CONCRETE OR PAVERS?

Homeowners hire us to seal their surfaces for these reasons:

1. To protect your investment from the inside out —

Sealing creates a barrier that keeps moisture, stains, and freeze-thaw damage from destroying your surfaces from within.

2. To restore and enhance the appearance of your property —

If you've had your concrete or pavers for a few years, you know how lifeless it can look. Choosing to seal it can restore the rich finished look it once had, bringing new life to your property's curb appeal.

3. To save you money in the long term —

Sealed surfaces are dramatically easier to clean and far more resistant to staining from oil, rust, and organic material. What once required heavy pressure washing can often be rinsed away with ease.

WHY SHOULD I SEAL NATURAL STONE?

Natural stone — limestone, flagstone, travertine, slate, and granite — is one of the most beautiful and timeless materials you can have on your property. It's also one of the most vulnerable if left unsealed.

Unlike concrete or pavers, natural stone is porous by nature. Every rain event, every freeze-thaw cycle, every splash from a hose works water deeper into the stone. In Toronto's climate, that's not a minor inconvenience — it's an active, ongoing process that quietly destroys stone from the inside out.

Here's what we see when natural stone goes unsealed:

1. Spalling —

This is the most alarming one. Water penetrates the stone, freezes, expands, and forces small pieces — sometimes large chunks — to crack and break away from the surface. Spalling is irreversible. Once the material is gone, it's gone. We see this most often on limestone steps and porches that have seen several Toronto winters unsealed.

2. Cracking and Surface Fractures —

Repeated freeze-thaw cycles don't just damage the surface — they work along natural fault lines within the stone. What starts as a hairline crack widens over years until it becomes a structural problem requiring repair or replacement.

3. Staining —

Natural stone absorbs everything — oil, rust, organic material, tannins from leaves and soil. Because the stone is porous, these stains don't sit on the surface. They go in. Removing them from unsealed stone is difficult, sometimes impossible.

4. Biological Growth —

Moisture retention in porous stone creates exactly the environment that algae, moss, and lichen need to take hold. Over time this discolours the stone, and the root systems of lichen in particular cause additional surface deterioration.

5. Efflorescence —

As water moves through stone and evaporates, it draws soluble salts to the surface, leaving behind the white chalky deposits known as efflorescence. It's unsightly and a clear signal that moisture is actively migrating through your stone.

A penetrating stone sealer — the kind we use from Techniseal — doesn't sit on top of the surface. It bonds within the pore structure of the stone itself, dramatically reducing water absorption without altering the natural appearance. Your limestone still looks like limestone. Your flagstone still looks like flagstone. It just stops absorbing the things that destroy it.

If your stone has already seen some damage, sealing prevents further deterioration and is typically the first step before any repair work. If your stone is in good condition, sealing now is how it stays that way.

WHAT IS THE PROCESS LIKE?

STEP 1: INSPECTION AND SURFACE ASSESSMENT

We assess the condition of your surfaces — checking for cracks, joint sand integrity, staining, and efflorescence. If repairs or polymeric sand replacement are needed before sealing, we'll let you know upfront.

STEP 2: SURFACE PREPARATION

A properly cleaned surface is everything. We power wash the area thoroughly to remove dirt, algae, stains, and any previous sealer residue. No shortcuts here — proper prep is what separates a seal that lasts from one that peels..

STEP 3: 1st COAT APPLICATION

Once the surface is fully clean and dry, we apply your Techniseal sealer using professional-grade equipment, ensuring even, thorough coverage. For steps, slopes, or pool surrounds, Surefoot anti-slip additive is incorporated at this stage.

STEP 4: DRYING AND CURING

We'll advise you on the appropriate curing window before foot and vehicle traffic resumes. Rushing this step compromises the result — we won't let that happen.

STEP 5: 2nd COAT APPLICATION

We once again apply a very thorough coat to allow for deeper penetration and more protection to the surface.

STEP 6: FINAL DRYING TIME AND CLEAN UP

Once dry, we inspect the surfaces to ensure a flawless finish. We clean up the work area, leaving your outdoor space neat and ready to enjoy.

HOW LONG DOES IT LAST?

Typically 2 to 5 years, depending on the surface type, traffic levels, and weather exposure. Driveways under heavy vehicle use will require more frequent reapplication than a backyard patio. We'll give you an honest assessment of what to expect for your specific surfaces when we visit.

Some of our clients prefer to keep a rich color to the stain and choose to stain it every 2 years. Whereas in some cases you may wait 3 or more years. As mentioned above, it depends on many factors.

WHAT DOES IT COST?

ALTHOUGH PRICES VARY FROM PROJECT TO PROJECT BECAUSE EACH PROJECT HAS IT'S UNIQUE CHALLENGES, HERE IS A GENERAL GUIDELINE:

$3 to $5 per square foot. This includes a power wash and 2 coats of sealant, but it doesn't include repairs or joint sand work.

Minimum cost is $850 + HST for 150 square feet or less, but may vary based on project conditions.

Additional repair work will be billed separately: $100 to $150 per hour + materials + HST.

DO YOU OFFER A WARRANTY ON SEALING WORK?

Honestly — and this is very much in keeping with how we operate — a blanket warranty on sealing work wouldn't be honest, and we won't offer you one just to win your business.

Here's why. Once your surfaces are sealed and we leave your property, several factors come into play that are simply beyond our control: Toronto's freeze-thaw cycle, road salt tracking, heavy vehicle traffic, and how quickly organic material is cleared from your surfaces. All of these directly impact how long a seal holds.

What we do stand behind — fully — is the quality of our workmanship and the products we use. Techniseal carries its own manufacturer product guarantees, and we apply their products exactly as specified. If something goes wrong as a direct result of how the job was done, we want to know and we will make it right.
